8th Lock is the final phase of Ballymore’s Royal Canal Park development in Ashtown, Dublin 15, located on the former Ormond Printworks site beside the Royal Canal.
The development comprises 435 canalside apartments across five residential blocks, providing 218 one-bedroom and 217 two-bedroom homes. The buildings range from four to thirteen storeys and incorporate approximately 4,200 sq. m. of commercial and amenity space, together with public plazas, communal gardens, offices, healthcare facilities, a gym, bicycle and car parking, EV charging and other resident amenities.
The project formed the final phase of the wider Royal Canal Park development, which comprises more than 1,630 residences alongside commercial and community facilities. 8th Lock also incorporated a number of innovative construction and sustainability measures, including off-site manufacturing and CarbonCure technology, which Ballymore introduced to Ireland at the development.
Laois Scaffolding Hire’s Involvement
Laois Scaffolding Hire was appointed by Ballymore to provide scaffolding and construction hoists for the high-rise apartment development. LSH commenced scaffolding works on the project with Block D before progressing onto Block E, while also installing its first goods hoist on the development.
The project required extensive scaffolding across the multiple apartment blocks, with LSH coordinating access requirements as the buildings progressed through their various construction stages. The scaffolding incorporated Layher system components, providing adaptable access around the complex building geometries and high-rise structures. The scale of the works is reflected in LSH’s project updates, which recorded scaffolding reaching approximately 42 metres in height on the final block.
As construction progressed, LSH successfully dismantled completed sections while continuing to support the remaining blocks. A company project update noted that two apartment blocks had been dismantled and a third was well underway after approximately 14 months of work, highlighting the coordination required between scaffolding, construction and façade trades on the fast-moving project.
The final phase involved the dismantling of the remaining 42-metre-high scaffold, carried out in close proximity to pedestrian and traffic routes while maintaining the required safety standards and project programme.
The completed project demonstrates LSH’s experience delivering large-scale scaffolding and hoist solutions for complex, high-rise residential developments, from initial scaffold erection through to phased dismantling and completion.
