Mariavilla is a major residential development by Cairn Homes in Maynooth, Co. Kildare, and is recognised as a multiple award-winning example of modern residential placemaking. The development incorporates a mix of houses, duplexes and apartments, creating a diverse and sustainable community close to Maynooth town centre.
The completed development comprises 461 houses, duplexes and apartments, delivered through a phased programme. The scheme includes extensive landscaped areas, parks, pedestrian and cycle connections and supporting community amenities, helping to create a well-connected neighbourhood rather than simply a collection of new homes.
Sustainability and biodiversity were important considerations throughout the development. Existing hedgerows were retained where possible, particularly along the boundary with Mariavilla House, while native planting, bird boxes and bat boxes were incorporated to enhance biodiversity. The development subsequently received the Best Residential Project (Biodiversity) Award from the Irish Landscape Institute in 2022, as well as Residential Housing Project of the Year at the 2022 Irish Building & Design Awards.
The wider Mariavilla project has also involved significant investment in local infrastructure, including the delivery of Lyreen Avenue, improvements to Dunboyne Road and a section of the greenway along the Lyreen River.
Cairn also incorporated innovative construction methods at Mariavilla, including the use of timber-frame kits manufactured off site. This approach was intended to improve construction efficiency, quality and sustainability while reducing the environmental impact of the build programme.
