Seven Mills – Tile 7 & 8 forms part of Cairn Homes’ major Seven Mills new town development within the Clonburris Strategic Development Zone. The wider Seven Mills development is planned to deliver approximately 5,500 homes, together with schools, crèches, retail and community facilities, parks and extensive pedestrian and cycling infrastructure.

Tile 7 & 8 is a significant residential phase, with the current construction programme including 132 houses and 68 duplex apartments across six blocks. The wider permitted Development Area 9, which includes this phase, provides for 660 homes in total, comprising houses, duplexes and apartments, along with a crèche, landscaped areas, roads and associated infrastructure.

Construction is now well underway, with a commencement notice for the 132 houses at Seven Mills, Tile 7 & 8 recorded in July 2026. The wider planning permission was granted for a seven-year development programme, with further phases and associated apartment blocks forming part of the overall scheme.
